完全是Zillow的commercial,完全针对residential real estate。
Entry-level. The "new rules" are out of age. 2008 isn't a good example. Everyone knows investing in emerging neighborhoods is a wise decision. However, the challenge lies in predicting. How do you know when a major developer will initiate improvements to the area, since they tend to acquire properties way before the the news becomes public.
书中很多观点都是已知的,但是赞赏作者的态度,几乎每个观点都有数据佐证。虽然数据也会骗人,分析的方法也不一定准确。除了已知的观点,还是有几个比较有意思的发现。1.房子最佳lisitng time是march,因为天气刚转好,大家都会积极看房。但是相应的,其他的seller也会抢在这个时间list,所以最好避开第一波listing burst,差不多三月下旬list。2.listing price里面第一个非0数字如果是9,会给人感觉更好。比如729000.
看到豆瓣和Amazon上很多人批评这本书很商业,我倒是觉得有些观点还是挺独到和深刻的,很多问题从历史根源上做了分析。人家也没强迫你用他家的数据和产品,再说我看了眼他们公司的招聘要求对数据分析的要求还是很高的。做不来还吐槽人家这就不对了啊。昨天在Urban Land Institute上最新的一些报道也有引用他们的数据分析,还是很与时俱进上进的不单单满足给人挂挂牌的公司
